Background
A managing agent instructed Complete Fire Compliance to carry out an FRA following concerns raised by residents regarding fire doors and escape routes.
Key Findings
The assessment identified several areas requiring attention:
Multiple fire doors with excessive gaps (over 5mm)
Missing intumescent strips on some flat entrance doors
Service riser cupboards with unsealed penetrations
Combustible storage in communal corridors
Incomplete fire safety signage
Recommendations
The following remedial actions were recommended:
Replace or adjust non-compliant fire doors
Install intumescent strips and smoke seals
Carry out fire stopping works to service risers
Implement a clear corridor policy
Install additional escape route signage
Outcome
Following the FRA, the managing agent implemented a fire door inspection programme and fire stopping works. The building now has an ongoing passive fire protection maintenance plan.
