Fire-safety measures can become damaged, altered or ineffective as a building is used. Hicksfield provides scheduled six-monthly inspections to help landlords, managing agents and businesses monitor the condition of their fire doors, compartmentation and other essential fire-safety measures.

These inspections are designed to support your existing Fire Risk Assessment and provide clear evidence that identified precautions are being regularly monitored and maintained.

What We Inspect

Fire Doors

Our inspection covers the visible condition and operation of each fire door, including:

  • Door leaves and frames

  • Gaps around the door

  • Intumescent strips and smoke seals

  • Hinges, closers and other ironmongery

  • Glazing and glazing systems

  • Signage

  • Damage, alterations or excessive wear

  • Whether doors close fully into the frame

  • Obstructions or items preventing correct operation

Compartmentation

We inspect accessible areas of the premises for defects that could compromise fire separation, including:

  • Compartment walls and floors

  • Service risers and cupboards

  • Ceiling and roof voids

  • Changes caused by maintenance or refurbishment

  • Unsealed openings and service penetrations

  • Damage to fire-resistant walls, ceilings or boards

  • Areas where compartment lines may have been breached

Firestopping

Existing firestopping installations are visually checked for signs of damage, deterioration or unsuitable alterations. This may include:

  • Fire batt and sealant systems

  • Fire collars and wraps

  • Pipe and cable penetrations

  • Linear joints and gaps

  • Openings created by new services

  • Missing, incomplete or damaged firestopping

General Fire-Safety Observations

Where included within the agreed inspection scope, we can also record visible concerns relating to:

  • Escape routes and final exits

  • Fire-safety signage

  • Emergency lighting

  • Fire alarm equipment

  • Fire extinguishers

  • Storage within corridors, risers or plant areas

  • Access for emergency services

Specialist servicing or testing of alarms, emergency lighting and extinguishers is not included unless separately agreed.

Clear Photographic Reporting

Following each inspection, you will receive a clear report containing:

  • Photographs of identified defects

  • The location of each issue

  • A description of the concern

  • Recommended remedial action

  • Priority ratings to support your maintenance planning

  • A record of the inspection for your fire-safety documentation

Where remedial work is required, Hicksfield can provide a separate quotation and coordinate the necessary repairs.
